Fellow investors.

I have lead for an investment in Barstow and I don't have any clue about this area or rental opportunities in Barstow.

Is any one here familiar in that area and guide me ?

Thank you !

Pandu Chimata.

@Franky Juwana

70% rule - yes.

I have a partner on this deal. I didn't ask him yet about sharing the numbers. If he is ok, I will share the numbers at the close of the deal.

Thank you for all your inputs. NO is a consensus for appraisal across the board.

Thank you all. I agree. Inspection before hand makes lot of sense.

@J Scott, yes it's an appraisal not assessment. Thank you for your correct assumption.

Fellow real estate investors,

I am currently working on a flip and this being my first flip, I would like to know your thoughts.

  • Based on the comps, we knew at the time of the buying and during construction what is going to be our listing price. Our realtor also suggests the listing price during the listing time. Despite all this does it makes sense to hire an assessor to assess the home value before the listing ? Does this effort and money makes sense ?
  • Do you also suggest to do home inspection before listing just to make sure no problems will be identified during buyers home inspection ?

Thank you for your time.
