did anybody inspect the properties? or are you basing all your numbers on paper numbers?

maybe ask your GC contact to do his inspection of the properties. than you may know what repairs are coming your way.

and @Ben Leybovich is right, working with "pigs" is not for everybody.

maybe have a look in the couple sub30k properties threads...

i saw people putting exterior carpet (no pad) in "flood-able" basement . maybe check after a big convention.... they almost give it for free

since you have kids, they are some rubber/plastic tiles (resembles the kids interlocking puzzles, but better quality/thicker) in case you need some thermal isolation

if you still have the problem, can you have an installer rip, install moisture barrier and re-glue the planks (with good quality glue)?

but could you school some newbie on what other improvements/style arrangements you used for your properties?

i'm in a similar area, but any help of providing a better living experience will be helpful.
