We use lily ann a lot they are great cabinets. They are dovetail construction so they are easier to put together than most RTA cabinets. Just use glue for the boxes.

Be careful if you drain the pool, it looks to be fiberglass. Pull the plug before it pops out of the ground (I have had it happen).
I try to spend as little time on that side of town as well. Ha!

Frame it in, dry it in and do a decorative item that will make it look like it is supposed to be there. Perhaps a faux air vent that obviously isn't active. Should be able to pick up a styrofoam one and cut to size then paint whatever color you want.

Thats not in bad shape at all for Lehigh, what do you normally do in the area? As you said this is your first fix and flip.

I only rent to college students and require a parental guarantor with all tenants. I rent by the unit not by the bedroom and because of the target markets my rents are so high that a family would not rent from any of my properties due to sheer cost. I do not require you to be a college student, however I require a parental guarantor regardless of financial position which makes it even more targeted.
