 I think it is always nice and is apart of building that core 4 to stick with the same person. I have found deals and the seller did not use the same agent because I could find a buyer who wants it and put my commission in the price so it made more sense for them to do that. Thus, with all things it can sometimes depend. 

Thank you for the input.  I'm just thinking about when someone brings me a deal whether or not they should automatically get the listing too or if it just depends.

Investors generally love working with agents that can find them deals - we agents love working with investors who are on the move and actively buying - and that often will lead to relationships that are pretty constant - although not exclusive in any way.


 That is Great info thank you.  So if you were to bring me a deal per say I would obviously put you on the buy side and get it under contract, but you would like to see the listing side as well.  Would you say most of the time the realtor who brings the deal is on the buy and sell side or is it just hit or miss?

 So for example if I find a property that the numbers look like they could work.  I go out and see it and estimate $25k in rehab for example, put it under contract then bring out the GC to do their more precise evaluation?  If the number is way off from what I estimated during the option period I could just back out?  Does that sound right?

After evaluating deals and having a shortlist of 3-5 that could potentially work.  What is the process like or when is it appropriate to have a general contractor go out and give me the cost of the Rehab?  I want to respect their time and not have them go to a ton of places for no reason.  I hear answers like during the option period, but that's after it's already under contract.  Other than a generalized rehab number from my own estimates how does the actual General contractor and more precise quotes all come into play?  Looking for like a step by step blueprint as I feel like I'm missing a part in my mind. Thank you!

 That's pretty much what I was thinking.  Yes, I am in the New home build world so definitely understand the market has shifted here.  How have things been in that $200-$300k price point for investors?  Is it still really competitive or has that cooled also?

That is how a lot of people develop an initial Scope Of Work, then call in your GC to expand the SOW and give you a related budget.....


 I haven't located the property yet that I am willing to purchase but am working on it.  Do you typically do home inspections on every investment property  you purchase?

Thank you!  I will be purchasing this.  This is probably the part of the process that "scares" me the most.  It's just a lot of unknowns.  I don't want to buy a property especially for the first time that is a total nightmare.  I kind of want to play it safe while I get my feet wet for the first flip.
