So for more insight. I have lived in Jax for the majority of my life, My dad is a certified general contractor in the area, so I am not worried about possible repairs and work. I feel like if I did all of the leg work why should I give a buyer agent 3% when I could possibly use that lower the cost of the deal. Plus can I not use that as leverage with the listing agent to select my deal since they will be making more money? Thanks for the help.

So for my tsp roth which I have 66k in I have made 11k from it so 55k principle. I have been investing in that for 4 years. For my taxable account at vanguard I have put in 55k and I am currently at a loss of 700 dollars. I put in 56k principle. My roth IRA which is a bond fund I have 6k in and has made 300 dollars. I started these two accounts in March.

Since Jacksonville, FL is a hot market right now should I just make an offer to the listing agent or should I have a buyers agent help me out make the offer? I have found a couple of deals that I want to pursue on my own. If I do not get a buyers agent what should I be looking for so I do not get hosed at the negotiating table? Thanks

@Chris Martin I agree with your view of multiple streams of income but I feel like having the roths maxed out is suitable to have enough skin in the stock market to generate wealth in the long run. I do not believe in the get rich quick.

@Steve Vaughan the 56k is split between vbtlx and vtsax. Vtsax has a majority of the shares. They are in a taxable account.

Gotcha. I would then take the cola earned and use that to pay off the debt. If you used only cola you would have at the end of 12 months roughly 6k based on the fact cola equals 500 a month. I think you should focus on your family, career and hobbies. The debt will pay it self off in short time with the right budgeting. I think you should look at your current expenses and see where yal could trim. I don't think you need to go get a side hustle to pay off the debt. Again I think yal can do this with little to no effort.

I lived out on the island a couple of years ago when I started my military career. I would highly recommend moving out of military housing to bank on your wife's BAH. I take it your wife works at Schofield barracks. I think this the best option with minimal work. For example, When I lived off base I was pocketing $1000 a month extra due to living in a place where I made a $1000 from BAH. My apartment was $1800 and my BAH allotment was $2800 so the difference was a $1000. I took this money and used it to pay off my student debt of roughly $32000. Military housing takes all of your BAH away. I would also only buy groceries at the commissary. You save so much more money. In addition, your wife should be getting cola every month which is roughly another $500 but maybe different due to your wife's rank. It is tax free. BAH is also tax free. I don't think you need to get a side hustle going but just need to change some of the ways to spend money. Yal can do it. Enjoy the island life and let me know if you have any other questions.

So here is an update for clarification. I have 56k in taxable vanguard mutual funds VTSAX, VFIAX. I have 6k in vanguard roth VBTLX. I also have 70k in a roth tsp account which follows the sandp 500. I also have another 50k in liquid cash. I invest roughly 1800 dollars into my TSP roth every month. I currently put 1000 (500/500 split on the funds) in my vanguard taxable accounts every month since I maxed out the roth ira for 2019. I also donate 250 to the boys and girls club every month. My plans are to max out both the TSP roth and Vanguard roth IRA every year and just take the rest and invest it into RE. Again thank you everyone for the info.
