So it depends on your strategy. If you want to have good cash on cash return I would recommend the west side of Jacksonville and the orange park area. If you are looking for properties with some of the best schools in the country I would look into properties in St Johns county. Their are a lot of little areas that are great. I would stay away from north Jacksonville since the area can be a little bit dangerous.

I recommend north star mortgage in Jacksonville Florida 

Navy to Navy is solid. The main guy has his Graduate, Realtor Institute (GRI) designation and MRP designation and is an approved Florida Realtors Instructor for multiple subjects in Real Estate and Property Management. Solid team and was willing to give great guidance.

So, my little brother is about to start college in the fall and I was thinking of doing a joint FHA loan where I would pay all of the money down and management fees and split the cash flow when he and his friends live their. The property is going to be a single family. Is this legal and do yal think this is a smart idea. Thanks for the help.

Getting ready to close in two weeks on my first property. Do yal reccomend flood insurance? The property is .5 miles from the st johns river. It is zoned as flood zone x. Thanks for the help.

Jacksonville market you could look into the orange park area and possibly some areas in mandarin

I am getting ready to close on my first property should I set up a business bank account to put my cash reserves and for the rent checks to deposit into? Thanks for all of the help.

Thanks for all of the info. I have a signed contract. If this wasn't my first deal and if I had done a couple I would tend to lean towards closing early but my gut just keeps saying to stay with the current date and I am gonna go with it.
