Post: Did I mess up by asking for a lead based paint inspection?

I made an offer today on my first property and it got accepted. I am getting it inspected next week and I asked for a lead paint inspection since it has never been done. I just don't want anyone to get sick and do not want to get sued on the back end. Is the inspection the right thing to do? I appreciate all of the help.

I am gettign ready to put an offer down on a couple places in Jax FL. I am currently out in California for work with the navy. How does the mail away closing work, what are some tips and what are some of the mistakes I can avoid. I appreciate all of the help.

For leisure time I recommend you take some time and go hang out in St. Augustine lots of stuff to see. 

I think a possible feature that could be added to the rental property calculator is to show if I added extra payments to the property how it would effect the property. I think this would be a great addition to the current calculator. Just some food for thought.  Still a great tool that I use almost daily.

Found a possible deal for a rental condo that meets my numbers. Called the realtor up since the condo has been on the market for a couple of months and the reason why the condo has been on the market for awhile is that the HOA is suing the contractor for plumbing issues. I think this property is a deal but I am a new investor. Willing to listen about all aspects when dealing with a property that has to deal with current litigation. My intentions for this investment are buy and hold. Thanks for the help.

I am a new RE investor and I am constantly traveling with the military. I was wondering what people here think about investing in fundrise or other crowdfunding platforms like it? Thanks for the help.

So it is 4.5% with 25% down with me paying $1000 in borrower fees. So less than a point. Since I am looking at a loan for $165,000. It also helped that I had two brokers competing for my business and yes it is an investment property. Rates just came down again.

@Melvin List I actually got a better offer of 4.5% and I do have it in writing. Going to start finalizing the loan later today.

This is my first RE loan and I am working on my first deal. I was wondering if all of these numbers make sense. Thanks for the help. I do not have a property yet. This is just my pre approval so I can start the house shopping.
