I would reccomend yal take some time and study up and save some more for a down payment with some cash reserve for when yal pull the trigger. Lots of people try to get in with little equity and have no reserves and when things break they are in the hole. I think it is good for yal to want to move forward but take some time and learn. Understand how the numbers work and make a great first deal.

Closing on my second property at the end of the month. The market is booming in Jacksonville. People are still moving and renting. I bought my first one in the middle of May and had a tenant in the place within a month and had multiple people asking to move into it. Location is key and the numbers have to work. @Christine Sierra I would recommend holding on and savings a lit bit more before you jump in. It sounds like you are close to being able to get to the level where you can invest in a good property where the numbers work. I think it is better for you to hold out and find a great deal than get in a bad deal and then have to work your way out. If you need any other help. Just shoot me a message.

Is the unit in the towncenter or downtown. What is stopping you from making the rental a long term buy and hold rental? I think short term 6 months will drive more vacancy. I think your target audience is good but I think they would want to have a longer lease. In addition are you managing the property or is their a property manager? Here to help. I am from the Jacksonville area.

I grew up in St Johns county and I am currently in the process to close on my second rental in St. Johns. It has the best schools in Florida, and is where many people want to move into in Jacksonville. If yal have any questions. Just PM me.

Hello all. I am transferring to the Seattle area for navy work next spring. I was wondering where are good areas to invest in, best realtors, mortgage brokers, and insurance agents. In addition, I heard their are some weird rental rules in Seattle cam I please get some more info on how the rental market works in the Seattle area. My plan is to house hack and use my VA loan. I appreciate all of the help and guidance.

Just closed on my first. I would recommend you have a rain day fund prior to starting with at least 3-6 months of cash saved.In addition, have little to no credit card debt or auto loans. I would also recommend six months of reading/learning and building your investment team and writing out your plan to succeed. Once you have that done then you go find the deal that makes sense and the numbers works. If you have any other questions feel free to ask.
