@Jennifer Pham Welcome to BP! Getting your feet wet as a part time real estate agent is a pretty good way to start in my opinion. Feel free to reach out if you ever have any questions.

@Account Closed I work with an agent that has found some off market deals in Quincy in the past. If you would like me to connect the two of you, feel free to pm me and I would be happy to do so.

@Adam Hays As long as you have created the 75-80% equity needed for the bank, they can accept that equity as assurance.

@Joe White I imagine it is easier than initially purchasing in an LLC like my partners and I are doing. I could be wrong but it shouldn't be too much of an issue.

@Allyssa Guerin You could also start with some driving for dollars, which I think is a great way to learn a particular market. Could also provide you a list of homes to go after for investors!

@Brendan Garrity We are using an electrician right now that has been doing a great job and I would be happy to refer him. Hopefully I will have a few other good referrals once the renovations are finished!

@Account Closed Yeah our continued main focus is to reach these sellers before the auctions take place or just homeowners in general.

@Michael Saracino Very helpful! Thank you for taking the time to write all that. Hearing from the perspective of an attorney is probably the best insight into foreclosure auctions.

@Flavio Zanetti I would assume the market is going to continue like this for a while and I don't flip or develop..

It sounds like this property was on the MLS. I'm assuming you already do some direct marketing, but just use this as a constant reminder to focus on reaching sellers directly.
