@Joseph Algeri I think the issue with Braintree and Weymouth is more about the lack of inventory right now for multi families (there also just aren't as many in these towns). If you can afford up to 550k, you can definitely find a multi family in Weymouth, it will just take time. I am also looking to house hack in Braintree/Weymouth, along with Dedham, so I have been following the market and inventory for a few months.
It's just always a reminder that you need to hustle to find opportunities right now. Focus on marketing to owners directly.

@Jean Lespinasse I'd say your posting to a platform that could be a great resource for you! Start networking with as many landlords as you can on here. Also, I'm in the middle of listening to the BP Podcast #196 with Brandon Hall and he admits to using BP to really grow his business. I would absolutely check that out as well.

@Frank Salas Those seem like some excessively strict guidelines...I would start talking to a lot of small local banks/credit unions until you start hearing some better requirements.

@Tarcizio Goncalves I feel like both markets are pretty similar as you mentioned. I spent some time looking into the Worcester market a while back and I went to college in Providence so I have some experience with both markets. In my opinion, mostly do to the tenant base, I would choose Providence if you stick with the east side area. You can target a good amount of Brown/RISD undergrad/graduate students, which is nice. Also, especially if you decide to move to either area, I like more surrounding areas of Providence (Newport, Bristol, Narragansett) than Worcester.
Lastly, there's over 700 more 3-families in Providence so that can only help!

@Kendra Shaver I took the test in late September, so not too recent, but I'm sure not much has changed. My test focused heavily on the state law, but I'm sure you've heard most tests are very different. Regardless, I would spend most of my time studying the law aspect. The practice tests also helped a lot.

@Steven Tierney Welcome back! How are you looking for deals currently? I would suggest focusing on distressed properties and the BRRR strategy. If done right, you can accomplish this with little to no money out of pocket. Just have to hustle for deals these days.

@Omar Ruiz I'm not a wholesaler, but I think I know where you can get a couple of these. For pre-probate, I forget exactly, but wherever these are filed, you could try to network with someone in the office. An agent I know managed to do this and now gets these leads as soon as they are filed. For probate, I think attorneys would be the best place to go for these. Arrest records I believed Tom mentioned you can find online, although it probably varies by state and how soon they are made public I'm sure ranges as well.
