If you are already at 50 doors, you should use Appfolio. They are the best property management software there is, but they have a minimum portfolio size of 50 units. If you meet that requirement, I highly recommend it.

I would definitely recommend Columbus OH. It's a solid hybrid market of cash flow and appreciation. Columbus has lots of job opportunities and population growth. I currently live and invest here in Columbus OH and would recommend it.

I personally rent to a section 8 tenant in my single-family rental here in Columbus OH and would recommend it. The hardest part of section 8 is the process and communication. If you don't know the process, it can be very frustrating. There are a lot of moving parts renting to a section 8 tenant that you don't have to do when renting to someone off the street. Once you have the process down it's just a matter of communication and screening the tenants properly. The people that work for CMHA are government employees that get paid by hr and could not care less if your tenant works out or not. People have to understand that and work with them. Can't expect them to act like they get a commission on leasing the tenant like a leasing agent. The last part would be screening tenants adequately. Tenants with CMHA vouchers are not going to have the best credit scores, but you need to check court records to see if they have had any evictions or are felons. The benefit of CMHA is you can get good rent in low-income areas from tenants that usually don't ever want to move. It incentivizes landlords to buy properties in C location and keep the properties in good shape and in return they will get good rents from CMHA with long-term tenants if done correctly.

If you're not able to invest locally or are not able to get the returns, you are looking for you should invest out of state. I would recommend looking in the Midwest. Columbus OH is a great place to start looking in the Midwest. It's a nice hybrid of cash flow and appreciation. Also, it has lots of job opportunities and population growth. I also live and invest locally here in Columbus.

I recommend you look at multi-family. You are going to have better cash flow with multifamily than you would with single families. As for markets, I would recommend you look into Columbus OH. It's a solid hybrid of Cashflow and appreciation. I live and invest locally in Columbus.

I live and invest in Columbus OH. Low price of entry compared to other markets. Lots of population growth and job opportunities here. Also, it's a nice hybrid of cash flow and appreciation.

You should look at the Midwest. Columbus OH is a great place to start looking. It's a nice hybrid of cash flow and appreciation for a more reasonable price of entry than where you live currently. On top of that, Columbus has lots of population growth and job opportunities which are fueling the growth of the city.

If the market you live in currently doesn't fit what you are looking to get out of investing you should look to invest out of state where you can get those returns. The midwest is a great place to start the search. I live and invest in Columbus which has lots of population growth and job opportunities. The Columbus market itself is a nice hybrid of cash flow and appreciation.
