Bradley, both of Jacob and Paul's points are valid. Credit repair companies that do only that, help repair flaws on your report, are worth looking into. Companies that claim they will negotiate on your behalf to lower your debt are the worst to use as it gives the impression you were unable to manage your own credit. If you don't have flaws on your credit(meaning things that should have come off or are incorrect), don't bother hiring anyone. Just pay the cards off as quickly as possible and remember it takes time for your score to rebound.
Also keep in mind that most lenders are going to want you to have reserves in the bank, usually six months worth. If you are planning to do repairs on a unit, that needs to be factored into your calculations.

I would say your desires are completely reasonable. He's asking for a little too much from this deal. I've heard of this situation where the investor asks for half, but not 2/3 of the profit. In the cases I've seen, your husband's time working on the property is simply your end of the investment that offsets John's investment in cash.
