Congratulations! Best way to start real

Estate investing. We did our second rental with a duplex and lived in one unit. Learned so much while having some room for error both financially and procedurally. Looking forward to see what else you do. 

I would say it is more work for sure. I own a single family in a class D neighborhood and had some issues while in rehab. We found a great tenant that is happy to have somewhere nice to live. I think being the best landlord possible, no matter the situation, can really make even a class D property profitable. By the way, that tenant is still there after 3 years! More consistent than my other properties.

@Janaye Oliver Hey!! Yes of course. It has been working well. Tenants are well and it is going great. House hack is definitely is great way to start. Depends on the type of tenants you are looking for students/military service members/blue collar worker. Me personally to start I would just make sure they meet the requirements and work from there

Hey everyone

update on my first investment property in Petersburg. Finally completed rehab and went out tenant screen process. So many lessons learned. thanks to everyone for the advice, knowledge and experience.

All in (rehab and purchase): 44k

Waiting on Appraisal from local credit union.

Tenant starts leasing on March 1st

Super excited!!!!!

Also move into a house hack recently. Looking for the final R in the BRRRR. On to the next deal

I have not seen much of a difference in this holiday season. Properties are still being bought and sold. Pretty much led us to sell our house and get a duplex with the current sellers marketing the Richmond,VA area.

Plans for 2021 are to just acquire more properties as a new real estate investor ( first investment property in rehab and house hack closing soon) . Setting some great goals for next year!!!!

Our current strategy is moving into a duplex and renting out one unit and living in the other, minimize I g out mortgage expense. Renting ,in my opinion for my situation, is not a better alternative. nothing working with renting as long as it fits you strategy. We are selling out current home and the proceeds will be very helpful. Research and strategies are key to making the right individual decision.
