Patrick - Thanks for sharing! Do you think you'll have an online version of the MeetUp?

I haven't because it's more networking with a short presentation and market update. I'm not sure how to do that online.

Quote from @Faisal Zaman:

I am also looking alternative to my current platform. My current platform return the 2 months back paid rent to tenant (defaulted, and left the property without paying last month) who claimed to the bank/CC that s/he did not authorized the rent. Now the platform withdrawn the previously paid rent without confronting the tenant's bank/CC...

Now I am looking for a platform that will not allow tenant to dispute the paid rent or even there is dispute the platform should work with the tenant's bank/CC company. Try to find a solution any future issues like this..

This isn't a platform issue, its a bank issue. Banks allow someone to dispute a charge, no matter the platform.

Couple things to check for:
- Check to see if the applicant's name, address and personal contact info matches across all information you receive like credit check and ID to make sure you are dealing with who they say they are.
- Have a set of rental criteria you are looking for and compare against that criteria, like minimum ratio of income to rent, minimum credit score, etc. For example, will you rent to someone that owes a previous landlord money or has an eviction within the last 7 years.
- Allowing pets is important in our market, you may want to consider that.

Good luck!

I've seen property managers charge a % or flat fee to do project management or coordinating multiple vendors for say a make ready repair turn. I haven't seen many charge a % or fee if it is just coordinating with a single vendor. Most property managers consider project management not included in their property management services.

@Iman Kala if you haven't found someone, let me know. I have a contractor I work with on the property management side that may consider this.

Hi @Francesca Zanzucchi, we use Buildium in our property management company but they do have a minimum monthly fee so depending on the number of properties, it may or may not make sense.  ACH and debit/credit card payments are usually a couple days. They also have the ability for tenants to pay with cash to a retail store and have it deposited into your account as well.

Corey, I have an EA referral if you're in need. She handles our taxes now for many years and a personal friend. Let me know, I can see if she's taking on new clients.
