Henry, if you are still looking to learn more about property management here in Arizona, I'm available, feel free to reach out. I can share the systems we use in case you want to manage yourself, or at least see how we manage properties for out of state owners like yourself.

System?  Love to touch base and explore more together!

Wednesday or Thursday works for me if you'd like to talk or meet.

AJ, if you are in need of a landlord attorney, I recommend HULL, HOLLIDAY & HOLLIDAY PLC

Kyle, just saw an advertisement for an Arizona real estate investor that is offering what you are looking for, Chris Eymann. He has a local REIA here, check him out.

Punith,

We manage properties in Arizona, here's my take.

- Yes to counter top upgrade although just switching out the counter top isn't going to translate into more rent. But do it if it needs to be done because the counter top is damaged. Where you'll see an ROI is if you do a complete renovation, not just changing out the counter top.
- Yes to paint, easily the best ROI
- I'm not a fan of door knobs and cabinet hardware
- Making light fixtures uniform in color/style, so don't mix brushed nickel and bronze. Easy to change light bulbs is a great idea.

Hope that helps!

I have a couple properties and use Stessa as my property management app but they don’t yet have maintenance and issue tracking. I’d prefer not to switch so I’m trying to figure out hire to track this stuff, any recommendations?

Buildium does a decent job of this and has a low minimum price.

Some ideas that I can think of that I have been apart of are best landlord practices, market trends, any potential regulations that might affect sales, management, operations etc.

I have always appreciated meetups that have not only the fundamentals but keep investors in the loop on what is going on and how investments might be affected.

Maybe have a special guest or other investors to speak or share experiences, ideas et.

We have an office in Scottsdale with Multifamily brokers, I will share your post with them and hopefully someone can make it to one of these events.

I appreciate your feedback and sharing!
