I'd look into Richmond, VA. Nice-sized city, Atlantic ocean about an hour away (warmer than Pacific!!), lakes all around (e.g. Lake Anna), Blue Ridge Mountains/Appalachian Trail close by, woods everywhere. Super nice people, lots of culture (if that matters to you), mild weather both in summer and winter.

I know where I am retiring. :)

I once looked at a very similar property (in fact might be the exact same one, looking at your description!) but the numbers did not pencil out. I did not even make an offer, because by the time I factored in the costs of renovating the property to my standards, and with the lack of comps, it was unlikely that the lender would agree to fund the deal.

I am not sure how you will get the seller to go from a contract price 25% above appraisal to 25% below.... Unless they are positively desperate to sell, I guess. Good luck in any case!

 Yes, most people who attend the meetups are small-time investors (not meant in a derogatory way, just a comment on size of deals- I am one of the small investors). If you want to rub elbows with those who are in the big league, check out the Northeast Ohio Apartment Association. That's where you'll find those who own thousands of apartments. (NOTE: I am not affiliated with them in any way, just happen to know about them.) 

Good luck in your investing journey! You are right that now is a rough time to get started- the market is pretty hot, with all the people who are investing both locally and from out-of-state.

Hi All-

Just wondering... Are there any pet-friendly SFH available in A areas in the inner ring suburbs of Cleveland??? I ask because in the last couple of weeks I have had several high-earning professionals who are moving to Cleveland for jobs at the Cleveland Clinic, local universities, etc., contact me about the house I have advertised.... Which is a nice house, I rehabbed it with quality materials and it looks awesome- but it's in a C neighborhood (although it's gentrifying and I think it will be a B neighborhood in a couple of years- but that's a discussion for another day!)- anyway, the neighborhood is probably not what they are used to/expecting/looking for! It seems there are few or no high-end, pet-friendly rentals out there. That seems strange to me, as young professionals these days are very likely to have a dog or a cat or both. Why aren't there more landlords getting on the pet-friendly bandwagon?!

On a side note.... If you have or know of a pet-friendly rental that will be available in the next couple of weeks, please drop me a note and I'll pass on your contact info to the people who've contacted me in the last few days. Thank you!

The 100% lease-up fee is usual, but I haven't seen an additional PM fee for the first month! Isn't that double-dipping?

Additional costs to maintenance costs aren't unusual. At least they are telling you how much they plan to charge- for many PM it's not that transparent, and the owner is just presented with a bill that includes the maintenance plus the upcharge.
