If you have to borrow the money just to do the mailers, how do you plan on handling buying the properties that the mailings generate?

Where is the best place to source countertops?  Want to price both laminate and hard surfaces for a buy and hold property.

I closed on my first deal in February and am getting close to having the rehab done (doing as much of the work myself as possible). I've been looking for my next deal and it seems so tough to pass on a deal. I want so badly to keep going I find myself starting to "massage" things like CapEx and maintenance to make the numbers work. How long did it take everyone else to be unemotional in their evaluations and just strictly look at the numbers?

I just downloaded the app CamCard yesterday. It was reviewed very well, I haven't spent enough time with it to say one way or the other yet.

Seems awfully cheap for a rehab budget.  I don't think I could do 5 full kitchens and baths for that, let alone all the other work it would take to split it into five units.

I don't believe use the 1031 exchange if you are flipping. Someone with more experience can confirm though.

I don't believe he can enter into a legally binding contract until he's 18.
