 That fee structure is not outrageous, but if you meet syndicators personally, you can probably do better. For example, I invest in deals where there is neither an acquisition fee nor a disposition fee, or maybe one of those fees but not both. 

In my investments, the sponsor gets 15 or 20% instead of 35%, but there is no preferred return. Whether that part is actually better can be debated. But I like investing in a specific property, not a fund, because then I can make a decision based on the property.

Maybe what could be appealing about Cardone to a new investor is that the entry point is lower. The minimum investment is something like $10,000 as opposed to the $50,000 that is typical for many syndicators.

The event is called Momentum Multifamily. The group that puts it on is called something like Parallel Commercial Real Estate. They hold webinars from time to time so it is worth getting on their mailing list before the live events resume. Also, Brad Sumrok is holding an online weekend event in about a month that's geared toward beginners. You might check that out.

Oh, another group to check out is Old Capital. They are a lending broker, and they hold some very good events, usually in Grapevine. In the meantime, check out their excellent podcast.

There were literally between 1-3 Meetups a week in DFW, and most of them were very good for networking. But obviously there aren't any now. I am sure they will come back when normal life resumes. In fact, now more than ever people are going to want to network and exchange ideas for dealing with this new world. In the meantime, check out Brad Sumrok. Although it costs quite a bit to join his program, he occasionally puts out free content so it would be worth getting on his mailing list, and maybe following him on Facebook.

I used to know one that was in Garland, and attendance was never great. They haven't held one in a while. I don't know any out by you. The most popular events seem to be in Plano, Irving, Grapevine, and that area.

Others have already suggested investing in a syndication under Reg D 506(b). Note that you must have a pre-existing relationship with the syndicator. That means that they can't already have a deal under contract, let alone be raising money for it, when you meet them (unless your intention is to skip the current deal and potentially invest in a future one). Anyone willing to bend the rules here, is not someone you should be trusting with your money.

I know of a good one in Las Colinas (Irving) on Wednesday 3/11. You should be able to find quite a few groups on Meetup.com
