Welcome to BP and Texas, I used to visit Pipe Creek a lot, had a cousin that used to live there...I'm in Houston ....look up and connect with Mitch Stephens on BP, he is close to you in San Antonio and a prolific REI guy

Welcome to BP and totally agree to connect with a local successful proven rehabber to get going....it worked for me and was well worth what it costed.....

I very much agree with @Jeff Greenberg that Houston is strong, it's my place to REI, and there is so much opportunity, I have two strong Single Famil rentals....and just got a new tenant in....after a short advertising stint thru Craigs list...I got over a hundred calls...and at least half were very well qualified with job transfers from out of state...if I had a hundred rentals ready to go I could place a hundred new tenants in no time.....which would be really sweeeeet cash flow....and the buy fix and flip I'm doing is just as hot.....well hotter....I started all this with 100 k a year ago with good mentors and a highly qualified rehabber and it is working very well....many times along the way I would have been sunk had I not bit the bullet just a little with a great rehabber....his fees are well in line with our REI...because he does the same thing for himself also.....pm me @Arun Balakrishnan if you want to explore the SF in Houston with my guys and I....

im looking for a mutually beneficial accountability rei here in houston, i have nearly completed 2 successful flips, by partnering, but i believe accountability will bring more benefit also.

Hey there Eric Benzenhoefer, I can share a good contractor with you tomorrow when we meet, I will share here that how I started out with him so I didn't take too much of his time, and I still do this.... was I hit the streets with the wholesalers that are cranking out the deals in the email blasts, and I would walk the property with my video camera, or my iphone camera, then I would load to my laptop while I was driving to one of his jobs, and then took only five minutes of his time to go over every detail, then if it made sense to him, he would get over to the property again, or I would drive him to it, so his office was mobile, and this has worked out very well for us both! He only advertises by word of mouth with investors, and he is an investor also so he understands it.....you would never find him, unless you are refered and such like others have posted here....hope this helps others too!

Myself an REI newbie, 2 rehab/flips and 1 rental leads me to this question. I use the residential lease contract TREC, and my rental is here in Houston.
It has rocked along fine for the past year. Now, talking to new prospective tenants, and they have already put up the security deposit, but they want permission to bring their trampoline and above ground pool from their previous residence.
The TREC specifically prohibits it unless it is insured properly and etc...
How do my fellow Texas BP'ers feel about these fun but I guess particularly litigious things?

Hey there Jose, nice to meet you here on BP, and nice to see another Houstonian here too. I would so wholeheartedly agree with Eric Kubec about practice walking away, even it you leave a little money behind having some people or service on the property for your due diligence. Better a few hundred or thousand and lessons learned that will never be forgotten nor repeated, than to have something that is a nightmare that won't ever be forgotten either, plus meeting other like minded folks that would appreciate knowing you are serious about "the numbers have to work" .......reading about your background is what prompts me to say practice walking away from the deal. The contractor I work with here in Houston has plenty of horror stories of perfectionist engineers and architects wanting to do the deals to perfection, which kills the numbers, and the neighborhood didn't appreciate the high end upgrades, only the investor did. I have 2 solid deals with him now after walking away from about 40 others that would have sunk me before I even started. Hope this helps! ttyl
