Post: Tenant Refusing To Pay

My newest tenant in my rent house here in houston texas has paid the required 1st 100.00 of repair costs twice in past situations, but is now refusing to pay in this latest situation. its some electrical plugs that just quit working, and im sending the electrician even with her saying she isnt going to write the check for her part of the service call. there has been a plumbing service call also in the past that she just acted like she forgot, and i didnt press her then, but i dont want a trend to start here. i hope i have given yall enough info here to ask your opinion if you have had a similar experience and what did you do about it. she sent me a very long email quoting the contract we have, the standard texas tenant contract, attempting to reinterpret its wording, that it was a pre existing situation, but the plugs have been working fine for at least 6 months. im thinking i will mail her the bill by certified mail. what would you do?

Welcome to BP! and nice to see another Houston Investor here on the forum....I concur that you should join one of the local REIAs asap....there is the wealth club, rich club, lifestyles unlimited, quest, and many more .....I belong to the last 2....but BP is up there close to the top also.....Brandon Turner posted about meetups again and we Houston people need to get one going asap! make the key word meetup an alert and we will meet again soon!

Welcome to bp @vibbaker I'm not a high finance and paperwork savvy investor either, I started out about 20 months ago with a little money doing rehabs and looking to put the money to work with someone more experienced here in houston and Dallas. I found out that the transactional funding was simple and much more mutually beneficial to everyone. I had done a few notes with some experienced private money note guys, but it wasn't to my liking.

hey @paulzofsak welcome to bp, cant offer any advice that hasnt already been said here, i started this path 2 years back, and just had to stay flexible to stay in the game, doing rehabs on sfr 1 at a time, meeting and networking with the successful locals, learning the system, my opinion is it hinges on your tolerance for risk, resources , cash to keep the deal going and finished, patience, and what works in houston probably wont work in cincinnati.
