I thought about renting out, I am getting married in March. I'm unsure how my Fiance feels about roommate, we have had them since we first moved in together two years ago, we were looking forward to the privacy haha.

That was a good straight forward article. Glad to see where some of the numbers come from, I've felt like I've been making some assumptions about some variables when I use the calculators here, this should clear up some of them. Thanks!

My first monthly REIN group meeting is this Thursday (seems they only meet monthly, is that normal?)
How can you tell when a property is distressed? It looks vacant or in need of repair I would assume.

You're right I could see how that might get complicated and would need some assumptions. The strategy would have to be laid out so that everyone would get around the same type of numbers.
However, starting out with an analysis problem with a house/investment in which there are guardrails of sorts (meaning the assumptions are made for you) could still be beneficial to someone just trying to get the analysis down. Building a strong foundation, right? haha :)
