I wanna ask Locals about the are on east side of Fort Wayne. The property I'm interested is in between Downtown and New haven.

How's Economy and Crime rate? Is it a run down side of fort wayne  ?

I notice that there is no Walmart supercenter on the east side.

Let me make sure that I understand it correctly.

If I use my SDIRA as part of down payment , let say 50% of down payment, how does it work in this situation?

How much rental income and expense will  go to SDIRA account?

If I need CAPEX to improve the property later on, would SDIRA be accountable for that amount of money?

I'm still baffled about the whole thing.

That means I have to make sure that rent can cover all those expenses over lifetime of the property.

I thought if I invest IRA money into LLC it would be passive and I could use my own money to buffer repair if needed.

Do I have to prepare extra money in my self directed Roth IRA for maintenance/repair/tax/insurance if I invest SDIRA into LLC ?

or once I establish LLC then I can use my personal fund to take care all that?
