welcome @Peter Ford! I'm from Nova Scotia, so not super familiar with your area but I'd suggest hitting up the forums and going to the connect tool on BP to find people in your area! Go t some meet-ups and network in person!
The podcasts are excellent and there are many blogs on here that are wonderful sources as well.

@Akram A. - where exactly are you looking to purchase? I live here in Nova Scotia and would be happy to help you out on this and if I can. Sounds like it must be in Halifax, as outside of the city the cap rates are quite a bit higher .

@Jike Z. - welcome to BP! This is an awesome site and there are many Canadians here! You can check the forums for BC specific investors and there is the ability to find people within a certain radius of you too! This feature is in community tab and find members choice.

@Justin Schrage great position to be in!
I recently had to make the choice to build or buy - and I chose buy. The cost analysis didn't work in my favour to build. I'm nOt handy and would have out sources everything.....I also decided that overseeing a building project was outside my circle of competence and decided I'd rather stick with landlording!
Obviously everyone is different ! Just sharing my situation! Good luck!

@Yousef Reda - you need to ensure you allot some $ for capex.....it doesn't matter what it does to the cash flow! When the roof needs fixing - it has to be done - best to sock money away for that inevitable day. I also really agree with everyone regard of the management...if it's not done well - your investment could be a disaster....are you located in Winnipeg? Where were you looking at investing?

@Jack Young - I invest quite close to home....Furthest property is an hour away. All of my JV deals I've managed the property. I am about to close on one in a few weeks where a partner will actually manage for a year and then I will refi him out after 12 months. At that point I'll likely hire a property mgr for that triplex.

@Michael Koncaba - I've gotten appraisals done for the "as-is" and "as-completed" value. That way I know what I'm getting at the end provided I complete the requisite work. A small price to pay up front for yhat piece of mind that the value will be there at the end.
