I love this discussion and will continue to follow it closely. I had the idea to undertake a similar partnership at the beginning of last year but I was unable to find a suitable match. I think there's a definite potential for this to work well for both parties- providing that it's structured correctly. I'm very interested in seeing more debates and advice on this!

The San Diego Outback REIN Meet Up is a good one. They meet at Marina Village in the Dockside room on the third Wednesday of every month from 6:15-9:00. It's a great group of people, with a mix of investors ranging from active flippers, landlords, wholesalers, private money lenders, and newbies looking to start.

Did you have a chance to look over that Michigan property? If you're interested in other areas, I work in 36 markets across the country. I currently have a great SFR rental in metro Pittsburgh with tenants paying $700/ mo + utilities (offering at $15K), and another rehab in Jackson, MS with a crazy return on initial investment (22 cents on the dollar!)
