You should probably look into getting it sealed. You may not have any leaks now but that does not mean it will not happen in the future. You don't want to finish the basement, have a leak, and it all be ruined. Try not to cut corners even though it is fine now. Think long term. Good luck with everything!

It's hard to say long term what exactly the effect will be. That being said it is good to be in up and coming areas. Maybe since this area is already getting developed look in areas close to it that haven't already been developed. You could also purchase one of these properties as they are new and should have less maintenance.

If the deal is good enough, the money will come to you. Network with everyone you meet/already know. These people may hear your great deal and want to be apart of it. Make sure you set up a legal document that states all of the arrangements of the partnership. This way you avoid having any issues. Good luck!

Networking is key. Go out and meet meet people. You never know who may be able to help you on your REI journey. Also, look for people who have problems. Become a problem solver and you will likely find success. Good luck out there! It's great to meet other people who are similar in age and also interested in real estate!

Congrats on your first home purchase! 

One thing for sure is you do not want to pay the contractor the entire sum of money up front before they do any work. You don't want them to take the money and run. You may want to look into a system where you pay them after they get certain tasks completed. Once they have finished the entire project, then you pay them the rest of the money. This way both sides win; the contractor stays motivated and you get the job completed without getting scammed.
