sup guys,

I had my eyes on this 4 plex, did my research, ran the numbers, walked, biked and drove around this place, fell in love with this space but had no chance at this place. Seller's agent won't allow any showings until the 3rd. I have a chance on getting in there on the 1st but no guarantees. 

Property is selling for 375k probably needs 50k in repairs. Could serve as a rental or a fix and flip. Either way buyer is going to make bank. (1k easily a month in cash flow (before any repairs & after 2500k+) & if sold within 6-12 months would net 49k+). I low balled all my numbers and ran the calcs and compared comps.

There are multiple people after this deal and i am sure it will sell for higher than listed. Either way, whoever purchases it will make there money back.

Thinking to competition may be too tough. I've tired some other things like looking up the seller and trying to cross paths somehow but don't know if i can get ahold of him or if he'd even hear me out.

I've been sleeping on this for the past few days. Just wanted to share my story.

Personally found a great 4 plex. That I'm going to try to 203k it. Think it may be a hot property so I'm always talking to a few a hard money lender. Looking for a contractor or two to walk the property with me only problem is we can't go inside until 9/1. Hoping new landscape, paint and other misc stuff is all I need. Finding out about the roof will be a big factor. Ran the BP CALC today and am feeling good.

I found a 4 plex. Analyzing it now in south sac/oak park area. Love the neighborhood and the potential. I'd strongly consider "house hacking" it. Can go FHA but would be open to crowdfunding/private lending if the numbers work better (no PMI). Property is for about 350k. Trying to go over all my options.

I look up properties for sale on loopnet and they usually have limited information. Other than emailing the broker and pulling a property profile (from a title company) is there another way to get more information? Rather than using pro-forma numbers i'd like to get straight to the actual numbers.

How do you guys analyze deals? I am looking in markets near me so i am driving/walking around the neighborhood to get a good idea of what the demographics and potential is like.

Looking to master analzying deals which can in turn make it easier to obtain financing and possibly wholesale properties.

Would anyone in the Sacramento/Natomas area like to get together on analyzing deals?

Hoping to get my second property before year's end.

If the property is over 5 units. Why not explore an SBA 504 loan? You can potentially only come in with 10% down if the seller would carry 10%
