40220 is a great area to invest in. 40258 and 40272 South of Dixie Hwy (PRP, Valley Station, Valley Village) are good also, a lot of working class people and great rental areas.

I'm not sure about that. I just had an eviction. If you go by the law, you serve them a pay or quit notice with 7 days to pay or vacate. If they don't pay you can file eviction right away. After the hearing if you win, they have 7 days to vacate and then you can file with the Sheriff for the set-out if they don't leave. Total process took me from March 8th, when I served the pay or quit, until April 18th when we finally got them out with the Sheriff. One thing I'll tell you, it sucks

It depends on your negotiation, 2 to 3 years is most common with houses, but with apartments may be more. But again, dependes on your negotiation with the seller. It all comes down to Price and Terms. If he won't budge on Price, he will have to agree to your Terms. Use the Days on Market in your favor to negotiate.
