I've had Section 8 tenants once, never again. Showed up nicely dressed, nice car, with good credit score (husband), and no criminal record. I asked for a higher security deposit. Long story short, that security deposit covered 1/3 of the damages to the property and appliances.

Welcome to Minneapolis @Hannah Diment! Be sure to join local biggerpockets meet up! What @Bruce Runn said. I too have a dozen or so duplexes and nearly all of them are 1925+. Only one is 1913. All have solid bones. In fact the 1913 duplex was inspected by a foundation company, and they were shocked how good it was, only settled less than quarter of an inch on one side. The only things I've had to repair so far - update few boilers; water heaters; windows in 1 or two; some plumbing; some electrical. Just be sure to hire a good inspector, and pay attention to major items (roof, windows, boilers/furnaces, foundation, electrical panels, galvanized pipes). Then again, you don't have to replace them all at once either.

For gas fireplaces - I've checked into it 2 months ago, contacted 2 or 3 different shops and the quote is about the same, maybe $100-200 difference. It's about $4,500 per fireplace.

@Laura B. you'll learn a ton from @Bruce Runn. I'm also in the middle of a rehab in Uptown, feel free to stop by and check it out. I just sold a 4plex in Eagan a month or two ago.
