I would buy a duplex, make it owner occupied - move upstairs and rent-out downstairs. Rent out the split-level home as well. And keep on buying while living in that duplex :)

Welcome Daniel. Where in Minneapolis did you guys buy if you don't mind me asking? Single family homes or Multifamily? Generally property managers charge about 10% of the rent to manage a property.

There is a great book I recommend - The Landlords guide to Minnesota Law. Very good book in my opinion.
