That's not uncommon for a commercial building. It took me 8 months one time and in a good location. I'm sure showing it during winter months contributed to this as well. That's why I have this love/hate relationship with commercial buildings. Gotta love NNN and long term leases, but hate long vacancies (sometimes).

I'm not going to recommend @John Woodrich because I don't want him to get too busy with other clients lol, but yes, John for sure.

Here's a pretty cool step by step construction of an ADU in Minneapolis, with pictures, videos etc: http://whitecraneconstruction.com/inside/minneapol...

@Bruce Runn how many are you building once approved?

I'll add something no one else mentioned - owner occupied property would be listed as a Homestead on your property taxes. Assuming you keep it as a rental property (and don't move-in in there) it'll be switched to a Non-Homestead, which will increase your property taxes. At least in Minnesota.

@Anna Gorres what @John Woodrich said, just call listing agent or ask your agent to call and find out if it's still for sale. Don't need to mention anything else. Pay attention to location, location, location. Community Crime map would be a good place to start - https://communitycrimemap.com

Just from sale price, I can tell it's not going to be in a good location for a 5 unit building... Personally I prefer South Minneapolis, but that's just me :) If executed properly, commercial can be a huge cash cow, but keep vacancy in mind too, can easily sit vacant for 8 months, in good locations including.
