I have the same result as Corey. I mothballed one unit awaiting the fall to have that work accomplished. Just not worth it running around and getting bids that are obscene. It's a buy and hold, so there's no rush on my part.

I use both Anheuser Busch Credit Union and Commerce Bank. No complaints on either.

Depending on the age of the one you purchased air conditioner condensers refrigerators and tuckpointing seem to be the biggest expenses

It depends.
Most markets are hot right now. Are you planning to self manage? do you want something near you or are you willing to drive a bit every day and weekend for 5 to 6 months till you have a tenant?
My suggestion is finance with leverage get one or two and see how it goes and how you feel about it.
I have a 4family and sfr, i feel like it's a wash on income and expense at this level. the 4family costs about 12k a year in expenses and the sfrs cost about 4k....i would go for location and convenience.

I use Commerce Bank (18 years) for daily transactions and the LLC accounts and ABECU for the sfr mortgages. I have 1 4-family was a refi through Golden Oak Lending via direct marketing.
The refi took me away from US Bank, who was great. US Bank at that time held their loans.
I quitclaim my properties into an LLC, so just be aware if you go the LLC route that the lender is acceptable in you doing that. The current loan service on the 4-family reported they will call the loan if I even attempted.

Mileage, rental cars, airfare, lodging, food while in stl, could be considered as well . Summer storms bring on insurance claims. I had some damage from a storm last weekend.
