I've  used abodebucks in 63104. check them out.  

As Michael mentioned, for other users, watch out in other county areas. there are 96 other cities within the County. Each one with varying degrees of STR regulations. However, the city of St. Louis is currently ignoring its own boarding house STR ordiances. if the alderman actually get their act together and start heavy enforcement the Airbnb Market in St Louis would be very different

I mentioned it earlier this year in stl related posts as i bought in april and june and had some city hall meetings to accurately assess properties owned (aka informal conference)

There is no homestead/homeowners exemption in stl that i know of.

Indeed, the city was under-assessed in the past, so much so that the state forced the assessor’s office to catch up, leading to increases in residential assessed values of 33 percent in 2005 and 22 percent two years later.

But the assessor’s office says sales data from last year and 2015 point to sharply rising values.

Welcome, tons of STL people here on the ground. Fun market to be in for sure! 

Congrats!  I always wondered how trash is handled and how water is handled because of the business unit.  

I would suggest restore on forest park parkway or west co off manchester.  one option is to buy 4 drawers, remove 2 faces, and make the top match 4 across or do some creative painting and keep the btm wood as is.

Otherwise try hoods up on natural bridge by the airport.

For st louis, i can only fill at a $60-80/night price point in november, december, and what i am recalculating to expect jan feb march. Averaged 10 nights for October booked.  My first year doing it.  Seems to be a very seasonal market.

I am in a section 15 sale in Illinois and am in this exact quandary.  I am looking into syndication or smaller town duplexes in any of the I states (Illinois, Indiana, Iowa...).
