If people are interested, I am in st. louis June 12, 13, 14. Anyone interested in meeting those dates? around 5-7ish? It'll be pretty informal.
Trying to think near south city near the highways with free parking, serves a bit of food if you needed a snack.
If there are a few people, I could ask Crafted at compton/shenandoah, UBC near manchester/tower grove, or we could take over a bar table in the lafayette square area at eleveneleven mississippi or sqwires.
I didn't get a meetup or link from the original posters....so, just throwing this out there since I'll need to eat out on those dates anyway!

If in the city, all property owners already got their letter, you can ask the seller's agent for that documentation. My issue is I'm under contract for one unit and close right as the meeting period ends. If you're going under contract now, you'll may end up stuck till after your sale closes, then you can ask the taxman to adjust to your purchase price. The city is now aggressive on getting market value for tax purposes.
The value formula for the city (rough) is:
Market value x 19%= apprised value.
Apprised value/100 x tax rate = property tax.
For 63104 my tax rate is an estimated 8.40. We have no special taxing district, no levy, and not special improvement district.
In my situation that's under contract, I am unsure what that number is as the seller only said "it's about the same as previous" without any proof to back that up. I have meetings with the tax man on June 2nd. I'll take my contract for the other parcel and see if they would let me view that parcel's revised, assessed value.

63116 and 63118 are....unique. I rent in 63104 and am getting my first property nearby that MF, but east of grand. Lots of vacant, condemned, mothballed or city owned property (called LRA in St. Louis) on my block. 10 years ago, i almost bought on Bamberger and Chippewa but drove through that area and decided to look elsewhere. Lots of people who don't care about how their alley looks. However, with that said, the MF around there are huge, old (75-100) and are built like nothing built today. If you have a PM that knows the area, you should be fine. I would not expect it to appreciate. If the numbers work, I would offer on it.

it's an okay area. I wouldn't live there. I wouldn't visit after sunset, but that's just me in an old toyota truck. If you can get it for a good price lower than their asking price, it should cash flow.

also watch out, we just got reassessed for property taxes and that wont reflect on the assessor website....massive increase to market rates for TG, Shaw, Soulard...My 4-family tax increased by 100%, as did my neighbors.

look up the south side investment club. I'm in the 63104 with a few units. I've never been but that's one of the meetings I want to go to. Otherwise, I've actually found a ton of geographic people by visiting local watering holes. St. Louis is big, but small.
