As for the rental rates, you will not be challenged to find renters who can pay $1000 - $1200 per month (assuming, of course, that's a competitive rent for your property type and location - I would say you are on the right track by analyzing similar properties' rental listings to determine this).

As for the 3/2, 3/1 vs. 2 bedroom consideration, you may first find that the supply of 2-bedroom SFH's in Knoxville is somewhat limited (far more will be available if looking at condos). If you are planning to hold your rentals over a long time horizon (which it sounds like you are), then I wouldn't worry too much about the 3/2 vs 3/1. The one-bathroom homes can be more somewhat more challenging to sell when it's time to do so, but not impossible.

I agree with @Rob Javins that the area consisting of Gatlinburg, Pigeon Forge, Sevierville, and Townsend, TN may be a great fit based on what you described.

A client of mine who owns some vacation rentals in Gatlinburg also owns a few in Myrtle Beach, South Carolina, and he has told me those do very well.  If you're open to investing in coastal areas, then that may be a location worth looking into also.

I would check out TREES (https://www.tntrees.com/) and TRECS (http://www.trecsrealestateschool.com/).

I used TRECS for my license some years ago but I know a lot of individuals who used TREES.  I've heard plenty of good things about both.

Also, in the past, I have found a wealth of good information on BP regarding mobile home investments, should you choose to pursue that route.  I'm confident that if you network with other investors in the Tri-Cities area, you can learn some quality MH tips from them as well because as you stated, MH's are fairly prevalent in certain areas of the region.
