Empty. I'm a hands on landlord and manage my own properties. Choosing the right tenant is a huge part of running a profitable business, particularly for low end rentals (I love my $30-40k SFR's!). A mistake in screening can cost a huge amount of time and money. Unless I know the person doing that task, and their process and criteria are well documented, I'm reluctant to take on a tenant someone else has placed.

Most of my units are SFR's, so the tenants pay the bill. But, for my units where I pay the water bill, I had the hose bibs disconnected. Problem solved!

@Alexis Zion how has your experience investing in West Allis been?  I own on the northwest side of Milwaukee but West Allis looks like a good opportunity.  Would appreciate any feedback on dealing with the city and the type of tenant you attract.  Thanks!

@Casey Kooiman you should consider using the Wisconsin Legal Blank forms.   They are regularly updated as laws change and all of the commissioners will be familiar with them.  In Wisconsin if any clause of your lease is illegal the whole lease gets tossed.  Not good...

I'm interested in this discussion--I love Breck in both summer and winter!  Just got back from three skiing two days at Breck and one at Keystone.

What's the better money maker--assuming hiring a management company either way:

-Short term vacation rental

-Long term rental

Expenses must be pretty significant with cleaning and furnishing a short term rental, but income is also good.  Guessing long term (annual) rentals would have pretty regular annual turnover based on the age of most of the resort employees.

I'm all ears to learn more from those who have invested in ski country!

As others have stated, you will not need to evict unless they stay after you terminate the lease.  I think the form you need is actually the 28 day notice terminating tenancy, as the 30 day is to correct a breach or vacate.  

Make sure you get it right!  I use attorney Tristan Pettit.  He drafted the rental forms you can buy at Wisconsin Legal Blank and specializes in representing landlords.
