I'm finished renovating one of 2 units in my first duplex, and starting to look for and screen for potential tenants. Does anybody have a solid lease application and screening process they'd recommend? Also I want to rent it asap to a quality tenant and was wondering the best method or free site to advertise it. @Steven Johnson, thats a great tip on telling the seller that your not going to waste their time at the moment due to the low offer you would be giving them, to build their trust in you! I wish I had thought of that a little over a month ago when I put in an offer to a couple who were not even interested in hearing another word to how I got to the price I did after giving them the offer

I know some states are really touchy when it comes to subject to an existing mortgage, but I'm having trouble finding out the states rules with using it to purchase properties here in Indiana. Does anybody know the rules or laws regarding subject to investing in Indiana?

I'm talking to an experienced investor in the Fort Wayne Indiana market who's starting to sell off his properties, all of which are paid off in full. He's willing to do seller financing, and my question is how do I know what is a good interest rate when it comes to seller financing before it's too high to where I'm not getting a good deal in the long run?

@Bryan L. I really like the hourly idea, as for the getting my realtors lisence idea, I like that idea most of all. The problem is that I looked into it after you had mentioned it in my very first question on BP, and the class had already started and the next one doesn't begin until January 2014, but I most definitely intend on doing that thanks to you. @Darren Sager I completely understand the part about building a good relationship with a realtor, but my problem is that I've got no merit to run on yet, plus I'm not purchasing the property at all, just getting it under contract and then assigning it to the investor for cash. My thought is since ive got no merit yet I could find a realtor whos willing to help for a fee only if the deal closes. If u know of any realtors who would be familiar with such an offer in my area, I'd appreciate the help or tips? I know by the Anson Young podcast that most realtors cant stand helping beginner investors who ask them a ton of questions and comps only to recieve nothing in return, I personally have no problem offering a commission incentive to one who could help me here in the start to get my feet wet only when I assign that contract to an end investor.
