Great post, Max. I'm one of those younger people looking to move back from CA to my hometown. IF my startup here in the Bay Area doesn't work out. STL definitely has a lot going for it in terms of food culture. Totally unique and underappreciated food scene among US foodies.

Hi Matt,

I posted on just this very topic on another post on the STL forum. One guy gave me a list of zip codes in North County which look safe enough to invest in, but he gave me one (63135) that I asked him if it was too sketchy to invest in, but never received a response. What do you know about that area?

Hey Matt,

I'm an out of state investor living in CA, but am originally from STL. Probably will move back in 2-3 years if my startup doesn't pan out. 

I've always wondered if there's any parts of North St. Louis City worth investing in. My father's been my 'boots on the ground' thus far, but refuses to check out any properties in that neck of the woods, even in North County! 

What do you think?

You’re right Jason. The few properties I saw in OK areas were teardown, and the others were in warzones. Next!

Hi all,

Most people tell me to stay away from the north side, but are there ANY parts of it that are worth investing in? Surely there have to be pockets here and there that might be?

Hey guys,

Thanks for responding. 

In response to David, I have someone better: My old man who's been a real estate investor in STL since the 90s. He's the one who's sending me the $35K fourplex deals in up-and-coming neighborhoods. He bought a duplex for less than that right by the Ted Drewes on Grand about a year ago. Push comes to shove I can revise my asking price upward and secure private money financing.

In response to Austin, revising my business plan now based on your advice. I'm going to forego buying the larger apartment building and just buy up to five fourplexes in the next 5-6 years, then maybe trade up to a much larger apartment building in 7-8 years.
