I've used cash for keys twice. It is an amicable resolution to a problem between landlord and tenant. Nothing more, nothing less. I need them out of my unit and they will get out for less than what it costs me in time and money through an eviction. Going through an eviction to "warn" other landlords is not a primary goal.

I'd keep shopping around for a central A/C unit to put in. For 988 sf, you could probably use a 1.5 or 2 ton system in central florida. I just did 6 AC units in my Palm Bay building. They ran about $2300 each. 

If you use window units, you would likely need one in each bedroom and one in the common living area. That's $1500-$1600 right there. And in Florida, those little units would get beat up pretty good in the summer. 

PM me and I'll give you the guy I used. Dont use Palm Bay Air and Heat (scam artists).

Bayer Maxforce Bait stations. Then followed by the Bayer gel. Roaches gone in a week. Then a spray on the perimeter of the home  with Talstar every two months or so.

I'm wrapping up a deal right now with an exiled Nigerian prince who is going to PayPal me 4.8 million dollars tomorrow. I'll see what video he would use and get back to you.

I'm putting in for my hometown Miami. Huge airport/seaport. Gateway to Latin America. No state income tax, no shoveling snow. Bezos graduated from high school here.  And never underestimate the sleazy politicians from Miami sweetening the pot.

You should call code enforcement on him. Or even law enforcement. Tell them that you have expended energy and hard earned money to litter the streets with your signs. Its just not right that someone else can just tear down your litter and replace it with their litter. 

I want to follow this thread just to see who wins the "Battle of the Serial Litterbugs."

80k isn't going to get you much in Miami. Very tight market.

Use the rule of 5000 for AC. 

Multiply the cost of the repair times the age of the unit. If the number is less than 5000, you do the repair. If its more than 5000, you replace the unit.

For 12k, you can go get your real estate license. Then you network with other realtors, investors, lenders, contractors, etc. Those are the valuable connections. Not some mystery guy who takes your phone call for a 1k per month. Gimme a break.

99.99999% of investors are NOT using this guy and still doing fine.
