I have been spending so much time to research on areas like Dallas, Houston, San Antonio and Forth Worth... and found this area works for my budget with reasonable ROI. Plus it is close to University of Texas, so the vacancy should be safe. David, I will PM you the address, maybe you can give me some advise on this area. Thanks a lot!

Hello all, I am out of country investor. Interested in a  duplexes in area code 75248. Want to know more about this area like the class of the area? any big company around? war zone? conveniently located? vacancy? Or any suggestion for a better location at similar price level? Thank you

Agree, I like to use laptop with excel sheet. It is not easy to do typing in Android.

My friend just became an agent in Alabama, he told me Alabama property market grows slowly and will continue keep growing, will catch up the growth rate as in other cities. He said is good to invest there because all the big cities do not have reasonable cap rate and the appreciate any more is in doubt. I have been in Alabama Montgomery airport once, I feel the economy is so weak compare to SF, LA, Dallas....  I believe less then 100 passengers in the airport when i was there and Montgomery is already the biggest county in Alabama.

Some areas in Alabama, the property price keep going down since 2010. Generally is raising slowly. You will not likely to see this happening in CA anywhere. For example, once the CA property market going down hill. I believe Alabama will be follow quickly. Plus there has high vacancy rate like 12%. So, I think I consider invest in other state rather then in Alabama. Please let me know what do you think of what I think?

Thank you everyone, it is the best to ask local people for most update and accuracy information. Even the vacancy rate is 3% which is still very low. 

I have checked Zillow, i think the area call East Dale is within my budget for investment, also close to downtown and also CSU. 

Want to now what class of area is that? Do you think this area has low vacancy rate? Do you recommend other area over then this area?

I am still seeking a place, a state for investment. Still not yet decided which state to go for. Thank you

Wondering what makes Fort Collins, CO has such low vacancy rate? In San Jose, it is the high pay IT job. What is in Fort Collins?

Thank you for the inputs

I have a few questions for apartment complex:

1. Up to how many units, a manager must be hired?

2. Around how much the salary for apartment manager?

3. Can I use a management company instead of on-site manager?

4. For 10 units, around what yearly amount  for the property insurance?

I don't live in Texas, do you think it can be handle the apartment complex remotely? If necessary, I can move to there.

I am looking for passive cash flow, let's say the cap rate is about the same.  For 500k investment, do you invest in apartment complex or single family houses in Dallas TX?  

Reason for thinking invest in apartment complex is easier to manage and lower cost for expenditure.

According to property price index, price index goes up since 2012. What do you think why property price drop in some areas. Such as this http://www.zillow.com/homedetails/3241-Cross-Creek...

Does it mean people moving out to the biggest city like LA, SF, Dallas....?
