I found a duplexs in Ontario, CA. Outside looks fine with good condition roof. No idea for inside condition. The built years is 1917, is a 100 years building!! Want to know what should I go pay attention for this building or should I avoid something with that age?

Just arrived Los Angeles, I have relative living in Los Angeles who can take care my investment property (he is an apartment manager for over 100 units). Have been on site visiting many properties in this area and they all do not fit into 1% rule and the properties look like a lot of cap-ex expense coming soon. I would like to hear your suggestion, what area should I look for to have a decent property and within 1 % rule, also not too far away from Los Angeles? Thanks in advance.

Not hear anybody talking about beachfront property as investment property. Wondering is there more risk? Like the foundation and structure would get damage easier as the salty moist attack? Painting issue? Or the tenant usually for only short term?

@Account Closed I lived at Sunny Height Drive which is only one minute away from Elyria Canyon Park. What a shame, I never visited that park. 

I now own 2 rental properties one in Murrieta, CA and handle by management company. So far so good for 6 years. As now, I have a chance to revisit LA that's why I am hopping to get my third property and need some suggestion from investor's view.

Just arrived LA, want to drive around and study investment property around Los Angeles area. I lived in Glendale and Eagle Rock before but it was like 16 years ago. I know Glendale is B+ area but after running the number, it is not investment friendly. Things changed a lot after 16 years, the place I lived in Eagle Rock is up on the hill called Washington Mount ( if I remember correctly), this area was consider low end area but now that property i lived is like 800k. 

Need some suggestions on which area is still investor friendly. I am looking for buy and hold property. Thanks you

It is landlord responsible to ensure the reasonable enjoyment for tenants. 

Wondering how about the smelling issue from a smoker next door? How can a landlord deal with this? Terminate smoker's lease?

Hello all, I am about to place an offer for a brick house build on 1987 in Montgomery, AL. Want to know how should I determine if Wood Infestation checkup is needed? Should depends on inspection report if the leaking is serious? Thank you
