it is time for me to find an agent for my new rental property. Does insurance agent does matter? Or they are all the same? If not, how to find an good agent? Thanks

AC filter frame size is 19 3/4 x 29 3/4 x 1. Want to know does 20 x 30 will fit? Or I should go for 19.5 x 29.5? thanks

The tenant didn't return 2 garage remotes also.
Beside those tear and wear... Is the PM suppose to ask the tenant to take care the repair fee? Or forward this case to collection company and affecting tenant's credit? This PM didn't do anything, just sent me the repair list asking me to repair this and that.
Or I should go to small claim court for that amount?

The repair override is included in that $8000
When they place new tenant, they will charge me 1/2 of the monthly rent.
yes, they sent me 200M of pictures.
Yes, I understand to replace the filter is also extend the life of equipment. All my other properties, do have regular

@Gabe G. My PM later sent me another email saying they can give me discount, they can bring down the price to $7000. But I have no confident on using this PM. I have already ask another general contractor to fix everything for $7500.
@Matthew Paul Yes, I understand they need to make money for what is not including in the contract. If I think it is over priced, I have the choice to find another repair guy.
@Joseph M. I eneded up asked my friend (house flipper) to ask his general contractor to do repair everything in my place. The price is $7500. Not including the trash. The trash has been removed, total cost of $600. The dump track needed to run 3 rounds.
@Laticia Braxton That's why the property I purchased must hase good friend or relative live around. This time, I asked my friend and relative for help on taking care repair and verify all the repair if necessary. And found the stove is 100% working. PM is trying to charge $755 for a new one.
Thank you for your advise. Yes, my other PM do provide me yearly report but no budgeting. I will check with them if on that.

@Irina Belkofer The tenant took care the filters. I am not sure if they have change the filter ever..... I don't know if they do inspection from the city, I never heard of it from my PM. I will check this out. For the stove and dishwasher, they were there in working condition. After the tenant moved out, my PM went there to do an inspection and say they are not working that's why need replacement.

@Joseph M. Yes, my PM is charging me the same price but it doesn't including flooring, garage door, kitchen countertop. So, I guess the final price of PM charge will be over $10000.
Now I truly feel it is very important to have relative or good friend live close to your rental property if you're not live in that area......
