My property rent for $1250 and my previous tenant (leased for 6 years) moved out and I have to spend like $11000!!! to fix/replace what damaged/ worn out this and that...... 

Just found a company selling Landlord Protection plan  https://surevestor.com/pick-a-plan/  What to hear any of you have experience of this and is it worth of using this plan?

I own properties in AL and CA states. Is it the best to have insurace agent in each area? Or it doesn't matter? Is it better to use the same insurance company for quantity price break if any? Thanks

I got couple of properties in 36117 area. Not bad for rental return if you want steady income.

After 9 months of using this PM, PM is asking me to add them as additional insured. Is this common?

"We are currently auditing and updating our records to insure we have copies of all insurance policies for the properties we manage. Our Property Management Agreement states in Section 4.E. the owner shall:

Carry and pay for: (i)public and premises liability insurance in an amount of no less than $1,000,000.00; and (ii) property damage and worker's compensation insurance adequate to protect the interest of Owner and Property Manager. Property Manager shall be, and Owner authorizes Property Manger to be, named as an additional insured party on Owner's policies."

I have a rental property in Montgomery AL, MY PM hired a guy to clean the kitchen sink drain using 50" rod through line and charged me $175. Is price normal or too much?

Thank you all. I don't mean to up raise up the rent $200-$500.  For this tenant, I am willing to go under market rent a bit.  The thing is, I don't live in that area. And I can only use internet to check the rent and I doubt how accurate the Zillow and Realtor are....

@Michele Fischer Thank you. You got that I think. I need to ask PM for the analysis of market rent. They should know the best.

I have a property in area of Gandolf Court, Murrieta, California 92563, current rent is $2095.  Just received a renewal inspection report from PM. The property inside out is in clean and neat condition with nothing needs for repair. The tenant is paying rent on time. So, I am very happy with this tenant over all.  

According to Zillow, it is under rent for $500 and for Realtor it is under rent for $200.  Want to hear your advise on how much the rent should be increase for such a good tenant. Thanks in advance.

Hi all, The tenant has informed me that her company is closing down. She has received an offer from a company out of state and will have to move during March. I would like to hear your advise on else should I do and to lowering my expense? I can think of the following:

1. Tenant is responsible the rent until we get it rented

2. Responsible for paying for house cleaning
