I have a rental property in 92563 area. I need to replace a built-in microware and oven light bulb for my tenant. Does anyone know a  handyman there?

thank you all. It just sound so strange and interesting that's why it is good to ask and share here.

I studied about the FHA, and as you said it is all about discrimination, promote an equal housing opportunity for tenants and run a compliant rental business. No where in the information page mentioned about air condition, air filter, repair, replacement.... and property manager/management.

So, now I am going to ask PM to confirm this information.

I have a rental property in area of 92301. I tried to Amazon my tenant air filter 3 times a year. My PM said " the air filters must be purchased through us by the owner or the tenant due to Fair Housing laws." I never heard something like that and couldn't find any information regarding the AC air filter must be purchased through PM. Does anybody know about this is true? PM is charging me $10 monthly for the air filter subscription service.

@Charles Goetz Yes, thanks that answered my question. I have been owning many properties since 2009 and this is the first time tried to file a claim. This is a good chance to learn the claim procedure. Not sure if the roofer is trying to get the most of my insurance will pay for or they need help to figure out the cost from adjuster. Either way, should get a bid with listing of tasks/costs before the work started. I don't 100% rely on the insurance, I need to make sure I can afford the whole repair cost in case the insurance deny the claim.  

@Jose Linares @Charles Goetz understand and thanks so much. Will check with my insurance for more detail about the roof coverage detail. 

I just got email reply from my second roofer, he said "We would suggest repairing the damage to the interior as well as the roof replacement. We will generally replace the roof & complete the interior repairs for the exact amount your insurance company pays so the only out of pocket cost to you would be your deductible.."

After requesting for a quotation, I still do not get it. Is this normal procedure?

@Brent Paul Not sure how old is the roof is. I got this rental property for 2 years and now needs a total roof replacement. I am now asking the second roofer for the quotation. I believe the price should be similar to the first roofer. $9xxx total roof replacement is about right in this area. 

Got 2 reply from roofers, they found significant hail & wind damage to the roof which contains x2 layers of shingles and can not be repaired. So total roof replacement is needed , cost about $10000.  Want to know should I file an insurance claim or pay by my own pocket? I heard after claimed, the insurance fee next coming years will be sky high. Which way which I go? Thank you.
