@Vivek Khoche I lived there for like 3 weeks and drove around this area to get understand this city. Talked to some neighborhood to get more information and finally focus on 36117 area. I have made many offers and found 2 properties were able to sell for 10% less then market price, all numbers are working for me. Transactions went smoothly and now working to fill up the rental. Thanks for your info, I will drop Lane a msg.

@Sy Mularz They are in 36117 area code, very close to East Chase mall.  I already hired 2 different PM, but both PM did not take good pictures posting on web like zillow, Trulia.... One PM even have only 4 pictures showing in web and told me that is what their system can do. This is where I starting not happy with this PM. Not to mention other things like slow email reply ( a week ) and always saying out of town. Seems like they do not have capability to handle more properties. That's why after 2 more months and still can't get the rental filled, I will consider to change PM. I need someone more aggressive, experience and capability. I just brought 2 rental properties in Alabama Montgomery. One is on market for about a month and the other one is about a week. None of the people come checkout the property has negotiated the price. Anyone here has experience for rental property in this area?

Hi! I'm currently in contract on a property in Montgomery, AL. I'm hoping to get an amazing property management team on board to get the property stabilized. I found there are so many PM available but reading their words in webs do not do me any good. I want to hear real people experience. Any leads would be greatly appreciated.

Just called PM and they will send me a list of what the costs are. For the photos, I need to check on that. I think they should taken some picture before and after in order to prove everything. 

I live in oversea and I have a rental property in L.A.  The tenant moved few days ago and PM asking me how much I should deduct from the security deposit for the following:

I have no experience on repair cost, that's why seeking for advise here.                     

1.Tenant left trash/items at curb side, if still there please remove.

2.Remove the potted plant stain on the concrete porch.

3.Remove/repaint railing of the front of the house, there is red paint.

4.Replace 12 missing slats on the sliding door in kitchen.

5.Crack sink in downs bathroom.

6.Stopper in downstairs bathroom sink in missing.

7.Repair poor patch job in downstairs laundry door frame

How much should be deduct for each and Anything that I shouldn't deduct?

@Shaun Patterson credit card , you can do dispute. check, you need to have the paper check at least. But for the ACH, you just need routing and account number. This is the dangerous method to send money. Because many people knows your account number then they can search the routing number on line.

At the back end, they can do coding to record all the information you typed in the web. Trust me on this. I was a web programming and also maintain many e-commerce sites. Also once a hacker find a way hacked your site, they will place a code and do their recording silently.  

@Fred Heller I am a IT guy worked with many E-Commerce sites. The payee (PM)  can record my data in their database before passing my data to the bank because I am still in their web site when entering my bank data. Unless they forward me to bank's web site before entering my bank account info then PM web site cannot record my data. Just like e-commerce web site with Paypal, you will forward to Paypal web site before entering your Paypal login and pw for payment then other party does not have chance to record your login normally.

Yes, I agree to use Quickpay is the best but i think this PM doesn't take it.
