It has happened before. You can actually hear them in the walls sometimes. We had a tenant tell us that last year and our exterminator confirmed it. Call an exterminator and don't waste your time trying to solve it yourself.

We have a move in inspection sheet filled out by the tenant, then we obviously do a walk through when they move out. We do quarterly inspections of the property as well (this is included with our PM service), we have suspended those since COVID started though, which I hate because I know some houses are getting worn down inside.

They are reaching a breaking point. The courts are going to be backed up who knows how long if they keep extending it.

Most of the rentals I own were built between 1900-1920. Older homes are built better than today's homes. If the bones are good (floors relatively level and no foundation issues), it's a no brainer. The 2x4s were actual 2x4s back then. It's always funny when we gut these homes and put up some 2x4s because we have to re-frame a wall, the difference in size is noticeable. Rip out the plumbing, rip out the knob and tube, get rid of the plaster and you have a pretty sweet place.

It always bothers me when I see a beautiful old church turned into a restaurant or apartments. Feels extremely awkward to me. Not everything is about money people.

You're overthinking it my friend. If it's your only rental, just pay them cash or Venmo and forget about it.
We manage 100+ properties so we have landscapers and cleaning lady filing out W9s because we pay them thousands a year.

If the switch was old I wouldn't bother the tenants with that. That's really nitpicking.

File the judgement but don't hold your breath. It'll hurt him at some point when it pops up on a background check.

Always tough to fill rentals in Dec and Jan, plus you're renting what is basically a rooming house. Lots of challenges right now.

I read leaking toilet, not toilet bowl. Fixing a flapper is not a $5 repair though.
