Meh, none of this matters if no one is searching for the term. My website comes up if someone searches for the term but what I have found in my area is not many people search for property management. Best of luck in selling your SEO skills though.

This is incredibly cringe worthy. When will you people learn changing words and phrases does absolutely nothing?
Newsflash: you can call yourself whatever you want, you will still be seen as evil in the eyes of a tenant. No amount of good will or PC name changing will reverse that.

This. Lol at OP. Are you God and don't make mistakes? Probably the billing person who made an error. Just call up or email the PM and ask him what happened. If you are that suspicious over this my guess is you have bigger problems with your PM.

I own a property management company in NJ. We strive to be your second example and it's at the point now I tell prospective clients we are the best around. It's not arrogance, it's the honest truth. We are extremely picky now with bringing clients on. I was never impressed by door count but revenue per door instead (which we're at nearly $200 a door as of Q2). A lot of landlords (especially on a site like this) flat out do not understand the costs in running a property. We are done with landlords who want us to manage a run down house, put bandaids on everything and assume liability.
If you want your property well maintained, rent maximized and a passive investment, then you let us manage. If you want to run a slum and just have a first line of defense in a lawsuit we don't pursue.

I cannot imagine creating so many LLCs. I have a few but they are for actual businesses. There is so much complexity for each LLC it just eats into your profit and is easily avoidable IMO.

You're upset they got an exterminator because they found a roach? Sometimes you can get away with not exterminating but that costs around $100 to avoid a potential disaster (and there is rarely only one roach). Then you are upset they don't call you about every minor repair?
Why did you get a PM to begin with then? That is their job, to minimize your interaction on the property and yes, to keep the tenant, who is your client, happy within reasonable expectation.

You should be asking a lawyer IMO but I once had a 3 family that I lived in and it was under the DCA jurisdiction. Either your property is a true 3 family, or an illegal one. There really isn't an in between.

A good handyman is very hard to find. It's usually someone who does it as a second job for some extra money. Once you find someone good, pay them well, be polite and keep feeding them. It's a grind to find them. We went through a lot of duds as we built up our vendor list but now we're about 50 strong that spans multiple trades.

Why are you sending them money back? The application fee is non-refundable. If they do not qualify you tell them they were rejected due to credit or background. If they wish to see the report you can send it. Then that's it. Don't get sucked into drama.
