Bottom line, dont pay for what you can get for free, seek out real mentors, and dont spend money before analyzing the deal. Just like real estate, if the numbers make sense, consider it. If they dont, run away.

I ran the numbers, didnt see the property to know about additional income, and it still didnt show positive income per month.

I just wanted practice analyzing anyways. I did call the agent on the listing, but with all three units rented it didnt work at new leases.

I'm all over books, youtube, bigger pockets podcasts. I'm aware of PMI, it'll need to factor into my numbers.

I told the guy I wasn't comfortable paying for coaching at this time, and his reaction was quite surprising.

Why do gurus and people like this get upset when you say no, if they have money anyway? Or are they just frustrated with how many people ask for help and dont follow thru?

I'll follow through, I promise. But not his way.

Are you sure you can live off your cash flow forever? Are your rentals paid off? Can you retire, go on month long vacations and buy your dream house in cash?

Not to burst your bubble, great job on your rentals paying your break even. Actually, use your retirement to teach other people how to achieve financial freedom too.

I'm game! PM me, I'd love to have a mentor 10 years younger than me show me how to get there in 5 to 10 years. I just jumped into this game.

I'm new too, but when you refi, if you built value, you get some of the cash back.
