I'm trying to find small multi-family investment properties online, but there's literally nothing besides one side of a handful of duplexes for sale. Is this just right now, this time of year, my market, or am I searching the wrong sites?

I've been using Zillow, redfin, har but no luck.

I'm in the same boat, all I see in my area is one side of the duplex or one unit of a townhouse.

If anyone knows of a better source to search for package deals. PM me too.

Another income property in that market should be hard to find a deal but would be lucrative if found.

Making the 70% ARV offer minus repairs is the #1 rule, but what variations of offers have you guys made that made sense for all parties involved.

Thanks. That's true. I'm looking forward to doing the live in fha rental first, but if I find a single family deal beforehand I would like to do that too.

My goal is to have two deals this year, at least two next year, and scale up from there.

My idea is to do both fha loans for multi-family (hard to find good deals MF in houston) and also single family, which is my passion. 

My midterm goal may seem small potatoes to some, $5k net income per month by end of 2024!
