Your post is very telling @James Wise, your first post you made a long rant about something that I never even mentioned. Your second you called the tenants "dirties" further proving how you really feel. I am done responding to you have a wonderful afternoon.

Who said anything about removing people from their homes? Read every post I wrote not once did I say anything of the sort. Your whole post is nonsense you mention me going through the court system evicting a paying tenant. You mention tossing out a paying tenants does anything you wrote have anything to do with anything I wrote? I NEVER SAID OR HAVE ADVISED ANYONE TO THROW OUT A PAYING TENANT. Please copy and paste any comments from this thread where I said I evicted or advised someone to throw out a paying tenant what a joke your entire post was. Perhaps you were responding to someone else lol?

I have read several things you have posted @Thomas S. and we disagree on almost everything. She said the carpets are gross, that could lead to health issues for tenants with respiratory issues. She also said the bathrooms have mildew, I assume you know mildew is a type of mold also unsafe to breathe. She also said etc....further insinuating there are more undisclosed issues that are not purely aesthetic. 

I never said I don't own C/D class properties, I am very equipped to operate in that environment and resent the fact you think you have to operate a dilapidated property in order to invest in C/D class rentals. Her property is clearly not safe and clean as she has admitted, right now she is a slumlord like it or not. 

Please do not try and lecture me on upgrading a property and leaving no place for the poor to live. I provide affordable housing to the poor and do not gentrify neighborhoods. You talk a good game but as someone who has read hundreds of your comments you care not at all about the poor, you only care  about profits and could care less about the collateral damage of capitalism.

Man I am surprised a lot of the posters here are sounding exactly like slum lords. I would never own a place I was embarrassed to walk inside. I have a couple section 8 units and they are the same quality as everything else I own, shame on a lot of you in this thread.

Let's use some easy math, I buy a house for 30k the rehab budget is 10k so we are in for 40k. It makes me no difference if I partner with a gc or my next door neighbor at the end of the day we both provide 20k to the partnership. The 10k rehab budget is 10k regardless of if one of my partners is a gc or not? Why in the world would I expect him to do a 10k rehab for 8k? He should take a 20% pay cut simply because he provided 20k intially that makes no sense at all. Further more if he is an honest individual he will make sure the project stays on budget and finishes in a timely manner. Which is more than most of us are accustomed to with contractors.

Man some of these replies are harsh! I wonder if this particular flip made money? I am not a GC but I have a couple and have used many and partnered with many. If we set the price at 275k and it came in at 275k I'm not really sure where the issue is. People say but you said you were going to do it at cost, his cost as a GC should include his normal salary and overhead like it does for any other job? It seems a lot of people are wanting him to put his hours in for free because he has a fiduciary duty to his partners. That shouldn't including working for free, it should include a fair price meeting his deadlines etc. What if this job took 9 months and he was on full time? He should not get paid for 9 months because you want it at cost lol his time is part of the costs!

Glad to see most are in agreeance, I actually thought everyone might go the other direction. I had a tenant who was on time for almost 3 years have the exact same situation come up. I told her not to worry about the late fee and guess what she is still a awesome tenant who hasn't been late once in the 2 years since!

@Chris Youssi Is completely correct, being a resident of Rockford doesn't make you qualified in any way to access the housing market. If that was the case maybe me and Chris should just ask our tenants how they feel about the housing market. We have lost Toys R Us just like every other city that had one lol, Bergner's has been closed for less than 30 days and the mall has already leased the bottom floor and construction has started. I could go on and on but you seem to have made up your mind.
