As a real estate agent, I've had several clients that have bought properties at Sheriff Sales that didn't purchase title insurance, thinking all liens were cleared. My experience has been that the city didn't actually process these correctly and we had to deal with clearing up considerable liens to get to closing. Also, Sheriff Sales can be quite competitive, driving prices very high. Higher than the properties are actually worth in my opinion. I think some buyers that don't bother learning value and rely upon the term "Sheriff's Sale" to equate "bargain" and these buyers run up the prices.

Hi - My concern is the question that these tenants know the proper channels and process. They might be guided by an attorney, and the attorney might be actually free. If that's the case, you might have an issue, no matter what you do if you end up in a court room.

But you should still be able to pursue an eviction.

@Ethan Giller says makes a lot of sense. If you find yourself in court, your landlord credentials tend to be the first thing looked at. If there is anything wrong; then the conversation is one sided the tenant's way. Good luck!

@Joseph Scorese would be a help here.
But I believe FHA loans would require you to have the intention of living on the property and that intention would need to be believable. But you could do an FHA loan on a multifamily property with the above intention and you could also take advantage of their 203K loan, which would allow you additional funds to make improvements (Must appraise at its AVR).

So what you are considering sounds smart.

@Rob Snyder Look into 203K Construction loans also. Its an FHA insured loan that will help you buy and repair a property based on its ARV. It can be used with multifamilies as long as you intend on living there.

@Sean Dolan @Tony Griego @Account Closed : What are you running adwords for?
I'm a Property Manager, running ads and I'm wondering if I should run them with local parameters, within certain zipcodes or ditch the codes and run the keywords to include "philadelphia".
